2023 City of Calgary Property Tax Assessments
It is that time of year again! On January 4th Property Tax Assessments were mailed out, so check your mailboxes if you haven’t received yours yet. This is where we find out how the city has assessed our property, and the impact of any changes to the tax rates. I thought I would pass along a little bit of information on these assessments.
Tax assessments are not a true statement of the value of your home. The City of Calgary conducts assessments each year that reflect the estimated market value for properties as of July 1 the previous year, and the home's physical condition as of December 31st. When compiling these assessments, the city for the most part, won’t know if you have completed upgrades to your home, so don’t take the city assessment as gospel.
With the way the market performed for the first ½ of last year, you can expect to see some pretty large increases to your value this year. Our assessment went up over $100k vs last year!
If you feel that your assessment is wrong, you can appeal the valuation. The review period is open until March 13th, 2022. You can find out more information on the review period at https://www.calgary.ca/property-owners/assessment/review-period.html.
If you plan on challenging your property valuation, I can help by compiling market statistics and comparable properties. Please contact me to start that conversation.
If you believe your value is too low, don’t worry as you will be saving money, yahoo!
Tax rates will be finalized in mid-March and tax bills will be mailed out in May with a due date of June 30.
